How to create the perfect listing on Oya

Understand Your Space

Before you upload your property's listing, take time to assess the layout, size, and overall capacity of the space. It’s crucial to ensure it can accommodate the type of operation you have in mind without compromising on quality or efficiency. Consider whether the existing fixtures and features are sufficient, if any upgrades are needed, or if there’s flexibility for a Vendor to bring in their own equipment if required. Make sure all safety features are in working order and/or have been inspected in time for a new business to begin operating smoothly in your property. When creating your listing, make sure you select the correct property type that best describes the space — whether it’s a pub kitchen, takeaway unit, central production unit (CPU), dark kitchen, or restaurant.

Your Property’s Description

When advertising a space, your description should be both comprehensive and appealing. Start by describing the venue, its atmosphere, and the type of audience or footfall it attracts. Does your property sit within a large catchment area? Is it buzzing with office workers during the week, or busy with visitors on weekends? This helps potential tenants understand what to expect from your property.

It’s important to share details about the size and layout, offering insights into square footage, available areas, and any facilities that add value. Including a floor plan in your listing will help prospects visualise the space more clearly. Highlight the key features and amenities that would be most attractive to a business. Accessibility is another key point to cover — outline the property’s location in relation to known landmarks or public transport, and mention whether there are parking or loading areas available on site, ensuring practicality for daily operations or deliveries.

Define Your Fees & Expectations

Establish clear expectations for the deposit and monthly fee. Decide whether you want the space to be Self-managed or Oya-managed (learn more about our pricing here). It’s also important to clarify who will be responsible for utilities (is their an allowance?), maintenance, and cleaning. Is there an opportunity to split costs on certain overheads? Outline what the permitted access hours will be, ensuring all parties understand how and when the property can be used. Clear terms will prevent misunderstandings and allow for a smooth partnership between you and your tenant.

A Picture-Perfect Listing

When listing your property on the Oya marketplace, we recommend uploading at least 3–5 high-quality images taken from different angles. Doing so gives a professional impression and helps prospects understand the space. Make sure the property is presented in its best light — clean, organised, and tidy - before you take photos. Final Thoughts

Remember, the clarity and appeal of your listing directly influence the level of interest and trust from potential partners. By investing time and effort into your listing on our marketplace, you’ll attract the right food brands and be well on your way to finding the perfect fit for your space.
